DTI = monthly debt payments ÷ gross monthly income. Program limits vary.
Estimates for education only. Not an offer, a rate quote or a commitment to lend. Example rates are not current market rates. GetsMortgageNow is not a lender.
Why they matter
Why do calculators help loan officers get leads?
Because "what would my payment be?" is the question that starts most mortgage journeys. A calculator answers it on your site instead of someone else's, and offers the next step — a conversation with you — right under the result.
| Calculator | Borrower question | Your follow-up |
|---|---|---|
| Payment | What would this house cost me a month? | Walk through taxes, insurance and programs |
| Affordability | How much house can I look at? | Pre-approval conversation |
| Refinance | Is refinancing worth it? | Break-even and total cost review |
| DTI | Will my debts stop me? | Program fit and debt strategy |
Built-in guardrails
- Example rates only — never "today's rate"
- "Estimate for education" disclaimer on every result
- Neutral defaults your compliance team can review
- No program promises ("you qualify!")

FAQ
Calculator questions
Which mortgage calculators should a loan officer website have?
The four borrowers use most: a monthly payment calculator (with taxes, insurance and HOA), an affordability calculator, a refinance calculator with break-even, and a debt-to-income calculator. Every GetsMortgageNow site includes all four.
Do the calculators show current rates?
No. They use an example rate the visitor can change. Showing live rates would need daily updates and full Regulation Z disclosures; we leave rates to the conversation with you.
Can I change the default numbers?
Yes — we set neutral defaults that fit your market (for example a typical local price) and your compliance team can review them.
How do calculators create leads?
Each result has a "talk to me about this" button. The borrower's inputs go with their contact details into your CRM inbox, so you start the call knowing what they were exploring.
How accurate are the results?
The math is standard amortization, so principal-and-interest results are exact for the inputs given. Real payments also depend on mortgage insurance, actual taxes, program rules and pricing, which is why every result is labeled an estimate.
What disclaimer do the calculators carry?
That results are estimates for education only, not an offer, a rate quote or a commitment to lend, and that example rates aren't current market rates. Your company can require extra wording.
Do calculators count as advertising?
Treat them as part of your marketing. That's why defaults are neutral, no rates are promoted, and your compliance team sees them in the Day 3 packet.
Can calculators include mortgage insurance?
We keep the default payment calculator simple. Program-specific calculators (FHA MIP, VA funding fee) can be added on request with your compliance team's inputs.
Can calculators match my brand?
Yes, they use your site's colors and fonts — see them in each sample site.
Can I embed a calculator on a partner's site?
A co-branded calculator page for an agent partner is possible with your company's approval; ask us.
