What we ask
What should an online mortgage application ask?
Only what you need before the first call. Every question has a reason, and the reason is the next step it unlocks.
| We ask | Why |
|---|---|
| Goal and timeline | Tells you whether to call today or nurture for months |
| Property state and value | Confirms you're licensed there and frames the conversation |
| Occupancy and property type | Shapes which programs are worth discussing |
| Contact details | So you can reach them — with consent |
| Income, assets, debts (ranges) | Lets you prepare before the first call |
What the website form never asks
- Social Security number on the website form
- Date of birth or bank account numbers
- Questions about protected characteristics beyond what official forms require
- Anything you don't need before the first conversation
Those details belong in your company's official, secure application, with the required disclosures.
FAQ
Application form questions
What is a 1003-style application form?
The Uniform Residential Loan Application (Form 1003) is the standard mortgage application. A 1003-style website form collects the essentials from it — goal, property, borrower, income, assets and debts — so a loan officer can start, then the borrower completes the official application in the lender's system.
Why not put the full 1003 on the website?
A long form with sensitive data on a marketing site loses most visitors and adds security risk. A short form starts the conversation; the official application (with identity checks and disclosures) belongs in the lender's secure system.
How many steps does it have?
Six short screens, each with a few questions. Progress is saved in the browser so a borrower can come back.
Does it work on phones?
It's designed for phones first: large tap targets, the right keyboard for numbers and email, and no tiny dropdowns.
Where does the application data go?
To the CRM included with your plan, over HTTPS, with an instant alert to you. It isn't emailed in plain text or stored on the website itself.
Do you collect Social Security numbers?
No. The website form never asks for SSN, date of birth or account numbers. Those belong in your company's official application.
Is there spam protection?
Yes: a hidden honeypot, a minimum fill time and a privacy-friendly challenge (Turnstile) when configured. Real borrowers don't see a puzzle.
Can the form hand off to our LOS or official application?
Yes — after the short form, borrowers can be sent to your company's official application link. Direct data transfer depends on your LOS and company.
Can we change the questions?
Yes, within reason: we keep it short and avoid questions that create fair-lending or privacy risk. Your compliance team reviews the final version.
Does the demo on this page send anything?
No. It is a demo. Nothing you type here leaves your browser.
